This is a new home that my brother and I designed the home layout. It has actually been modeled in sketch-up and it would be great f the interior designer used sketch up (absolutely not required). The home has been framed. Interior HVAC, plumbing, electrical rough-in to start next weekZ The home is currently 4 bed 3.5 bath, 3,400 sf. This RFP is for interior design, but I'll provide some info on exterior finishes below for reference. Existing conditions and Exterior finish narrative: Back patio overlooks the famed Little Red River in Pangburn Arkansas (this is where some of the largest brown trout in the world are caught - it actually held the record for largest trout caught until 2009). Front patio looks out onto a beautiful grassland which extends out to a tree covered ridge that runs the length of the horizon. We've installed three massive 5'x5' windows at the living room, master bedroom, and guest bedroom all on Level 1. 30' wide dormers with windows (6ea 5'x3' windows front elevation, 6ea 5'x3' back elevation) occur at front and back elevation (tons of natural light). Gray standing seem rough at dormer and patio roofs. Gray architectural shingles along sides of dormers and garage roof. 8" fiber cement siding at exterior walls. Dormer sides to get stained shake siding. Gable ends to be fiber cement siding below and board & batten at the actual Level 2 upper gable portion. Front door is a warm "autumn wheat mahogany" with sidelites on either side of door (pic attached). The windows are beige/clay in color. End of narrative. Inside, the ceiling height at the first level is 10' -- except at the Living room where it is open to the roof structure and loft above (24' high). I do not need furniture selected. I need: flooring selection (wood look LVT), paint colors, window and door trim style and color, light fixture selections, plumbing fixture selections, cabinetry, wood trim wood accent design, etc. I do plan on having a mantle and recessed electric fireplace below. I plan on faux wood beams in kitchen. I plan on T&G ceilings at many/most rooms. I think the bedroom T&G would be painted. T&G at Living room and common spaces to be stained. (turnkey interior design - no furniture). Door hardware and plumbing fixtures to be black or dark bronze. First floor plan with kitchen and living room attached. Pics of current state of construction attached. Bonus points if you model or use sketch up. Bonus points if you will grant ownership of design to my company. Design doesn't have to include manufacturer / model information (bonus points if those will be provided), but I'm more looking for "the vision." It may almost be simpler to show "generic white quartz tops," generic lantern pendant light fixture with dark bronze or black chain, etc. One or two renderings per room (living and kitchen) would be ideal. If renderings are a big time suck and cost add, you may exclude renderings, but should explain what you intend to provide as a deliverable. Next best would be interior elevation with color (hand or computer drafted), next a color / design board with imagery of selected fixtures and finishes provided. Make it clear what deliverable(s) are included in pricing. Also, examples of previous work may be good. Show me what you intend to provide - again I'm great with minimal information being included. This may be something you can knock out quickly and affordably, in which case I'll continue to request pricing for added rooms and additional properties. I gave a decent description on the envisioned esthetic, inspirational imagery attached, but I'm open to any and all ideas or deviations. I don't want to give the impression I know the exact esthetic and it's my way or the Highway. I want the designer to design.
