Develop a Cash Flow Analyzer

On my website at [login to view URL] there is a tab that viewers can click on and it takes them to a calculator called Cash Flow Analyzer that looks like this [login to view URL] so they can analyze a property for cash flow purposes. The viewer can make several inputs pertaining to the property they would like to analyze. Those inputs are Price, Annual Income, Building Square Feet, Building Size, Annual Vacancy & Annual Expenses. When all the fields are filled in they click the Calculate button. The following page will be displayed like this example [login to view URL] and the Investment Summary page will be first to display. Each tab that you see will populate like the following [login to view URL], [login to view URL] The last tab will be the contact page that looks like this [login to view URL] So, in total there are four pages, three of which populate with the data from the calculator, and a contact page they fill out if they want more information or want me to call them. The header and footer that you see on the examples are not to stay. I want them to be redone to reflect my name, color scheme and branding. Each of the pages should populate as printable documents such as PDF documents. You’ll see a question mark (?) in the top right corner of the calculator. When clicked, the following information will be displayed. Additionally, I would like to receive a copy of the PDF's that were populated for any customers who filled out the Contact Form. This calculator will analyze your property and provide the top five financing options for maximum leverage and long term fixed rates so you can preview the investment summary to see if it makes sense. Please follow the income and expenses below. • Pick an estimated value to get started, the calculator will default to show you the best 5 financing options and the estimated down payment required. • Annual Income: Enter total annual income including any vacant units, manager's apartment, laundry and any other income or utility reimbursements. • Recommended Annual Expenses: Please make sure your annual operating expenses include: o New Real Estate Taxes for a purchase scenario o Property Insurance (Estimated at $0.40 per gross building area.) o All combined utilities (gas, electric, water, sewer, trash and telephone or cable); Use prior year + 3% o All maintenance including gardener, pool, elevator, pest control, apartment turnover. (Minimum of $500 per unit per year) o All resident manager apartment allowance, salary and any other payroll & salaries for janitorial, etc. (if applicable) o 4% to 5% Professional management expense if applicable. o All legal, administrative, advertising & marketing expense ($50 per unit per year) o Replacement Reserves ($250 per unit per year) The information that goes in the box above contains default numbers that I’d like to change from time to time, so it should be done with that thought in mind. Also, the interest rates that are used in each of the five loan options will be changed from week to week, so I’ll need to be able to access the data to make the necessary changes. There are some items on the Financing Options page that require necessary defaults, such as a debt coverage ratio etc. We will need to communicate the calculations that you may not be familiar with.
