Conversion of XML for import (update) joomla database tables

Option One
Import/Convert XML file of rental properties (real estate) into an existing joomla database (to update the database not to overwrite it) - XML placeholders not the same as current database tables, so would need some mapping to ensure the content of the XML placeholders populates the relevant mysql dBase tables.
Option Two
The above option one might be considered a one-off process to deal with just one sample XML file. Option two would be a mapping solution. Whereby no matter what XML received, via a set of options (e.g. basic software - something like "add this" favourites) I could manually map and import the XML or manually map and convert to mysql and update the existing website database.
