turn small static site into template driven site

Take a website that is static HTML and convert to a more template driven system using PHP and mysql. Additionally would require the data entry system for managing the data displayed in the templates.

If you have a standard PHP cms I am fine with leveraging an existing tool, no need to reinvent the wheel.
## Deliverables
1) Complete and fully-functional working program(s).
### Templates
* Property Listings Page. Two instances of this page, Currents and Solds.
* Property Details page Linked from #1 showing full details for a specific property.
* Generic Info page w/standard header/footers. Used to display: a) MLS Search. B) Resources c) Agent Profile
### Admin Tools
* Tools to update text on 3 templates defined above.
* Tools should allow preview and rollback of changes.
* Admin should require authentication using some standard based authentication mechanisms.
### Mysql Tables
* Create table scripts for each table needed.
2) Deliverables must be in ready-to-run condition, as follows
a) Deliverables must be delivered by the Seller in ready-to-run condition in a zip/tgz format that the buyer will be able to unzip and run. Configuration file editing by the buyer is acceptable of course.
3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased. (No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement).
