Customise a mix of WordPress templates into one for new website

I've had a look at several real estate templates for a new website and there is no one template which does all that I require. I would like somebody to use specific features from a number of responsive templates (mainly two and one other one) and combine them into the one template design.

I want something similar to the following two templates:

1) [login to view URL]

2) [login to view URL]

You can use one of the above as the base template and the following features that I like/require may give you an indication which template fits best.

The items/functionality I like in template/site 1 above are:

a) Clean design.

b) The expandable/collapsible accordion and toggle sections on the homepage (+/-).

c) The testimonial section on the homepage. I like how this works and will require something like this for sure.

d) The blogging section is very flexible and I will want a blog section where only I can perform the blogging (not the public).

e) Shortcodes - tabs in particular - these could be used to show different search results (e.g. sale or rent).

The items/functionality I like in template/site 2 above are:

f) Clean design.

g) The rotating image allowing text to appear on the right hand side of it.

h) The ribbon on the top left of the image which will allow me to tag property for sale or rent.

i) The find your home box to the right of the rotating images - this is where I want this to always appear on every page so if site 1 template is chosen then you need to incorporate the find your feature in this location (top right).

j) The call to actions will be useful although this should be easy to create on any template.

k) Loan calculator - I will have one of these which may appear on most pages like the find your home box. I will probably simplify the fields.

l) The single property view page is clean and well presented.

m) The compare property functionality is also ideal.

n) The map view is good when you select a property feature (e.g. Gym).

o) Browse by dropdown menu is clever and detailed.

p) Our Agents page is good and I will require a similar agent/profile feature.

q) Toggle buttons like accordions are ideal/useful (+/-).

I thought I seen a section where you could filter results by clicking on a list of facilities and the results updated accordingly in a nice smooth manner but can't find this now on either of the above site templates. This looked slick.

Other items I like/want from other sites are:

Site 3 ([login to view URL]):

r) Browse Properties results page where you can display by List View, Grid View and Map View. We want something like this.

s) Property Map is cool with the checkboxes at bottom right of map.

t) Right hand section as discussed above for search and other areas.

u) Single property detail page - like the layout and the similar properties idea at the bottom.

Some of the items listed on all sites above can be achieved by applying additional plugins I believe. When deciding which template is best to install it might be worth thinking how easy/difficult it will be to add in the missing pieces and use that for making your decision.

The branding colours are black and yellow so if those templates above are used I will also need the CSS/colouring changed to suit the logo (see attached).

I have seen most templates out there but you can reference some others that you think may better fit my above requirements. Apart from layout, the easy addition/maintenance of properties will be high priority.

I'm looking a quick turnaround (within days) with low cost. Please also show some previous work that you have completed.
