Design Update for Existing Site

I would like to "freshen up" an existing web site with a new design. You can re-use all content on the site (including the stock photography). I will be changing some content after the redesign, but all I want is a new design with existing content for now. Also no need for any kind of content management / scripting, just straight html/css/images. The map of 'existing housing' will be switched to a Google Maps API version. You can bid to complete that as well, but I need to keep the price low, so you can also bid for just the redesign (you can reuse the existing map system). Upon acceptance, I would like a design sketch/sketches for approval. Please include links to existing work. Also, please note that this is a completely non-profit organization that provides housing for low-income senior citizens in Southern California. Please target your design and bid price with that in mind. Thank you! ## Deliverables 1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done. 2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables): a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment. b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request. 3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased. (No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement). ## Platform Web site consisting of HTML, CSS, Images, and any other javascript/dhtml code necessary. Should work in all major browsers (Firefox 1.5-2.x, IE 5-7, Safari, etc). No need for special mobile browser compat.
