Contest Brief

REVISED PROJECT DESCRIPTION:
I'm in need of an experienced architect or interior designer who can create a detailed renovation plan for my old waterfront home in Annapolis, Maryland. The property has gotten into a dilapidated state and I am looking to completely transform it into a modern style while preserving its coastal charm.

1. Key Renovation Aspects
- Interior Remodeling: The interior space of the house, which stands at 1300 sq ft, requires a full overhaul to bring it up to modern standards. This includes but is not limited to, flooring, walls, ceilings, and fixtures.
- Exterior Painting: The exterior of the house will need a fresh coat of paint to restore it to its former glory and protect it against the elements. Suggestions about colors are needed.
- Kitchen Renovation: A complete modernization of the kitchen is necessary to make the space functional, efficient, and aesthetically pleasing. The kitchen / eating area is in the level above the lowest. This level has a bay window/glass door facing the water.
-- Bathrooms Renovation: two bathroom (one in master bathroom and one in upper level) need to be fully upgraded with vanity, commode and shower stall.
- Structural Repairs: The dilapidated condition of the home necessitates some structural repairs to ensure its safety and longevity.
- New Roof: The house requires a new roof to safeguard it from the weather.
-- Landscaping: the lot has not been maintained and needs to be landscaped to take full advantage of the many levels (top – entrance area, gabion basket with planting opportunity, and waterfront with more planting and landscaping feature possibilities).
-- Inspiration pictures are supplied to guide your proposal. I am looking for ideas and suggestions that are inspired from the pictures I provided, which is from a house in the neighborhood.
-- I have marked up the plans that were already made to help you see what I am trying to achieve.
-- Please make sure that this the proposal has a four level on waterfront side (ground plus 3 levels).
N.B. Total height of building cannot exceed 33'5"

2. Ideal Candidate Qualifications
- Proven experience in architectural design and interior remodeling
- Extensive knowledge of modern coastal design
- Strong understanding of structural requirements in a renovation setting
- Proficient in both interior and exterior renovation planning
- Excellent communication skills and ability to work collaboratively

3. Final Output and Opportunity to work on final plans for submission to permitting authorities.
The selected freelancer will be expected to provide a comprehensive renovation plan that includes cost estimates, timeline, and material recommendations. A keen eye for detail and a passion for creative problem-solving will be highly valued. The winner will also be considered for receiving a contract to produce full plans for a lump sum of $1000.

  Hello: the project description and the pictures were updated to provide more information. The kitchen is the level with the sliding glass doors. (level above ground level). I have also uploaded plans with a lot of detail including all dimensions. Finally, I also updated the project description. Hello dear contestants: I realize per the comments left that there is a need for more information. I have extended the contest period and will be updating the project description with more specifics on Tuesday April 23 2024. A site and current Interior plan will be provided. I am looking to have a simple roof over the length of the building to be renovated. I will also be providing a more comprehensive writeup of how I want the project to look in the end, with sample pictures from a nearby house that is a good example of the look I would like to achieve.
